Special finds and interesting details about inspections we have done.

Shower Tile Missing
A tile is missing in the shower. This would be considered a "non-workmanlike repair"

Chimney
Here is a pic of the top of a chimney from a recent inspection... places a homeowner will never see.
In the photo, this chimney is in dire need of urgent repair. A damaged crown can lead to water infiltration, which may further deteriorate the masonry over time. Without a cap, the chimney is exposed to rain and debris, which can block the flue or cause moisture damage. The absence of a spark arrestor also poses a fire hazard by allowing sparks to escape and ignite surrounding materials. Additionally, if the flue is not visible, it might indicate blockages or structural damage within the chimney, potentially leading to dangerous issues like poor ventilation or carbon monoxide buildup. We highly recommend a professional chimney inspection to assess the damage and perform necessary repairs to ensure safety and functionality.

Damaged Chimney
Here is a recent photo of a different chimney. In this photo, the crown also has considerable damage, and the chimney cap is quite corroded. But you can still see the flue (that is the orang-ish part that sticks up out of the crown and holds the cap and spark arrester..

Subterranean Termite Damage
Those white "bugs" are subterranean termites. The photo shows a subterranean termite soldier from that same infestation.

Electrical Panel Older
The Federal Pacific Electric panel was used in homes in the 1950s through the 1970s. These panels are notorious for breakers that do not trip at the appropriatly and arcing on the bus bars, leading to house fires. The root of these issues is that FPE fudged their data to get the panel's UL listed.
If your home has one of these panels we recommend calling a license electrician for evaluation. If nothing else due to the age of these panels they should be considered for replacement. However your insurance company may not cover the home in the event you have one of these panels. Read your policy carefully!

AC Drain Line
In this photo, the primary AC drain line is likely plugged or non-functional. As a result condensate from the evaporator coil is dripping outside the home, adjacent to the foundation. In this case it appears to have been tripping for quite some time. This can cause foundation heaving moisture intrusion into the structure and it can act as a site conducive to termite activity.
When you see water dripping like this outside of your home you need to call and licensed HVAC Technician for service and support.

Thermal Water Damage
In these photos the thermal camera shows a wet spot on the ceiling of a newly built home. This was confirmed with a moisture meter. Note that the damage is completely invisible to the naked eye, stressing the importance of a thermal camera survey during your home inspection.
